Chelsea Townhouses
2006
Project Designer
GJD
These side by side partition wall townhouses work to improve the traditional model
of this typical, poor development type in Bayside.
Council planning guidelines recommend an offset façade for mirrored side by side
units, expressing the party wall and further complicating the issues of visual mass
and unsightly articulation planners set out to avoid.
By consolidating the built form and treating the building as a singular dwelling
using landscape elements and the front fence as a varied foreground element to provide
identity, this project suggests a more thoughtful solution to the standard means
of developing a site.
Through the simple manouvre of gating one dwelling and not the other, offset fencing
and presenting one garage as garage and integrating the other as wall the two units
act as one.
